A major development is planned for the last remaining city centre gap site on the River Clyde.

Development and investment company Drum Property Group has applied for outline planning permission for a large brownfield site in Tradeston which is seen by thousands of people leaving Central Station by train.

The details of what could be built on the site have not yet been decided but could include offices, housing, a hotel, serviced apartments, shops, restaurants, pubs and creches.

The site next to Tradeston Bridge is bounded by Clyde Place, Commerce Street, Kingston Street and Centre Street.

A report to city planners says the Tradeston area has suffered from the demise of the shipbuilding and associated river and dock industries.

The development site has now been largely cleared and the vacant area is currently used as a temporary car park.

The report says: “The proposed use for the site will be a mixed-use development, predominately offices with residential, hotel use on the site.

“Ancillary uses such as retail, restaurants and creches will occupy the ground floors to create an active public realm.

“The ambition of the proposal at Tradeston is that it will contribute to the growing success of development along the Clyde while extending regeneration further south of the river.

“Today, Glasgow city centre provides residents and visitors with an exciting mix of shopping, culture, leisure and entertainment experiences but it also deals with constant economic competitiveness as well as daily challenges that impact on its regeneration.

“The city centre has seen well over £700million of investment over the last decade however the city centre strategy acknowledges Glasgow cannot afford to stand still.

“The promotion of a mixed use development is key to ensuring this new quarter offers the potential for activity, not only through the day but also into the evenings and weekends.”

The report says the site is highly visible when arriving and leaving Glasgow by train from Central Station and city council policy has suggested a gateway building would be appropriate.

It adds: “The exact type, nature and form of buildings are not known at this stage but our future proposal would include a range of public spaces types from active community squares to pocket parks all interlinked and connected for peoples enjoyment.

“The proximity of the site to the city centre, together with its prime location on the bank of the River Clyde gives the site the potential to accommodate a variety of office, commercial and residential uses where families, businesses and services can flourish.”

A city council spokesman said: “I can confirm an application has been made to develop this site in Tradeston and it will be considered in due course.

“We welcome any proposal that continues the efforts of the council and our partners to further develop the waterfront and the city centre, and this application will now be considered on its merits.”
