A 'RABBIT hutch' house with just two rooms has sold for a whopping £280,000 - despite measuring just a titchy 11' by 8'7''.

The open plan one-bedroom property in Cambridge fetched £10,000 per square metre and is more expensive that similar sized properties in central London.

The house has just one sliding door separating the living area from the only bedroom - which has just enough room for a double bed.

Locals couldn't believe the hefty price tag when the property went on the market late last year, marketed by estate agents Carter Jones.

The property is roughly half the price of the average new build in the UK.

Allan Brigham described the property as a "rabbit hutch", and said: "Why not be brutally honest and say they are selling a small patch of land with a brick shed as an investment opportunity, in a city where speculators are not interested in building sustainable communities but in making a fast buck before retiring to their attractive residence elsewhere?

"The estate agent claims this is 'a rather special and particularly unique residence'?

"It is unique, but only because it is a one bedroom, 30 metres flat, shoe-horned into the back garden of a house, for sale at £300,000."

Others scoffed at the agents' particulars which advertised local schools - when it would be almost impossible to raise a family in such a small space.

Susan Toft commented: “It’s a posh brick shed. What’s the point of it being near a primary school? How is that a selling point?”

At 30.6 square metres, the property manages to squeeze in a kitchen, bathroom and bedroom area with sliding doors to maximise space just a mile and a half from the city centre.

It also has high spec features to enjoy including underfloor heating and remote controlled velux windows.

But despite the hefty price tag, it was snapped up by a buyer earlier this month.

As of January 2017, the average UK property price sat at £234,794 but for a fraction more, prospective buyers were able to pick up a six-bed semi in North Wales.

The average value of houses on the same road according to Zoopla is £461,125 – but the majority of these are considerably bigger than this property.

The price per square metre matches the average for properties in London's fashionable Mayfair and Soho districts, where properties sell at an average of £1,104 per square foot.

Similar sized properties in many areas including Clapham and Hammersmith are considerably cheaper than the property recently sold in Cambridge.
