A NEW multi-storey office building complete with a rooftop running track is to be built in the City Centre.

Developers HFD Property Group will build the new 14-storey block on the former Albany Hotel and Holiday Inn site on Bothwell Street.

And it has been revealed that Clydesdale Bank has agreed a pre-let agreement to use just under half of the building.

Glasgow’s planning chiefs granted consent for the project despite 14 objections, including one from banking giant Morgan Stanley, whose building sits directly behind the site.

In a letter to Glasgow City Council, the company said: “The proposal for the building to directly abut the boundary of 122 Waterloo Street, and the increased height of the building will result in a significant erosion of amenity to the existing landscaped terrace at the rear of 122 Waterloo Street.

“It will feel far more hemmed in and overlooked, and risks becoming a pointless space that no one will use.

“The narrowing of the space between the proposed building and 122 Waterloo Street, and the increased height of the building may result in worsening of any wind tunnel effects between the two buildings.”

Planning officer Ken Clark had confirmed that Clydesdale Bank has agreed to let out 40 per cent of the site.

The plans include 300,000 square feet of internal space inside the building with a new 48-space lower level car park, cycle spaces and a rooftop running track and terrace with panoramic views of the city.

There had been concerns that the number of spaces would not be enough.

But councillors agreed to allow work to begin on the site after the council’s executive director of regeneration, Richard Brown, said: “The total number of spaces is acceptable given the highly accessible nature of the site within the city centre and adjacent to public transport.

“The equivalent requirements for cycle parking would be 232 staff and 55 visitors. The applicant is proposing 318 internal cycle parking spaces and 76 external spaces.”

In their planning statement to the council, architects Sheppard Robson said: “The proposed building comprises 12 floors of office accommodation above ground floor level with a further floor of plant and office accommodation above.

“Car parking spaces, storage and plant are located at a lower ground and basement levels.

“The site has been vacant for over 10 years following the demolition of the former Holiday Inn hotel.

“The development of 177 Bothwell St will be an important part in the continued economic growth and prosperity of Glasgow.”
