GHA bill forced us to quit our home

A DEVASTATED family say they were forced to sell their home after struggling to pay a housing bill of nearly £8000.

William Tate, 34, and wife Joanne were given a £7780 bill for improvement work carried out by Glasgow Housing Association.

The couple, who live in Provanmill, pleaded with the GHA for time to raise the cash.

But when the association demanded, as it is required by law, that they pay within a year the couple had to sell their home.

William, Joanne and daughter Emily, 3, now live with William's father - and have no idea how they'll afford another home.

Joanne, 37, said: "We lived in a four-in-the-block but were the only family there to own their home.

"We voted against the improvements, but were outvoted. When GHA gave us the bill for almost £8000 we didn't know what to do."

As previously reported in the Evening Times, GHA has left hundreds of homeowners with bills of thousands of pounds for work on their properties.

But the GHA demanded homeowners pay their share of the bill within a year - leaving some facing legal action when they couldn't find the cash.

Joanne added: "My wee girl is so upset at losing the house. She's really unsettled and doesn't know what's going on.

"The way we were treated is abysmal. The woman at the GHA office was so unhelpful and uncaring."

After months of negotiations, they are paying off the bill in installments.

They say money they raised from the sale of the house isn't enough to buy another home.

Joanne said: "I don't know what we will do.

"Living with my father-in-law is not ideal but I'm nervous about applying for another house after the way we have been treated.

"The GHA was no help and left us with no option but to lose our home."

Sean Clerkin, of Glasgow Save Our Homes Campaign, said: "Loans are now available for families who are struggling with repair costs - but they are not enough."

The loans, administered by Communities Scotland and Glasgow City Council, cover only 50% of the total bill.

Mr Clerkin added: "If GHA do not act quickly to change their policy then there will be lots more families like the Tates."

Jennifer Russell, managing director of GHA (Management) Ltd, said: "Mr Tate recently met our staff to agree repayment terms to pay his remaining debt for the improvement works. We were happy to arrange a payment scheme which suited his circumstances."

The grant Sean Clarkin is talking about is a minimum of 50% but a max of 100% because it is earnings related.
Maybe the save our homes campaign should get involved with GHA and help the tenants through this,do they not want the houses modernised?.

I'm factored by GHA and think the quality of the service they offer is totally unacceptable. Any time I have tried to get in contact with them I end up waiting in a que on the phone for anything up to an hour. When I do eventually get through they are normally totally unequipped to deal with my problem. I recently had to make about seven phonecalls to get a repair sorted out. They charge for stair cleaning and gardening. The cost of this recently jumped and I recieved absolutely no notification of this price increase or why it had happened - my best guess is that they are trying to rip me off.

Perhaps your right, "the tenants" may not want the houses modernised" although once the work is done, sharp rent increases and staff redundancies will help GHA to start paying off it's debt. ?.
However,
I presume when you say 'they' Mr Cameron, you are referring to the owners of former council housing! That being the case, I would say 'THEY' do want homes to be warm, wind and water tight,(or modernised as you put it).The GHA are charging owners £80.00 - £120.00 per square meter for Cladding. £45.00 is closer to the correct price ! GHA are also charging owners 17.5% VAT, refusing owners the 12.5% VAT discount, eligible on the 'energy saving' cladding materials. GSOHC are campaigning for owners rights, because Owners factored by the GHA(m) are getting ripped off for £housands of pounds! and the GHA want £6,7 or £8,000 + paid to them within 12 months! It is stated within Glasgow City Councils web site that "it would be in the Owner Occupiers best interest to request estimates from more than one contractor".(The GHA and GHA(m) will not accept this). Grant assistance, MAY be available, towards the cost of works necessary to improve / repair a property. The grant may only cover a percentage of costs and you may require to ensure that you can meet the balance say GCC. The grant is a possible 50% minimum which is MEANS TESTED up-to 100% of costs.
Home owners, factored by GHA(m),are Glasgow Save Our Homes Campaigners,all involved in some way with this big GHA rip-off, aiming to help one another through this injustice.

I have been in letter contact with the GHA for some time over the issues contained within the articles posted with regard to their actings in the "refurbishment" affair and have had some interesting responses from them which I will make available at the next meeting of the GSOHC.of which I have only recently been made aware of. In the interim period I would ask anyone affected by this despotic body the GHA to, if they can,shed some light on the the following questions. Do the GHA have any right to charge VAT at all as a housing authority ? this may be doubtfull. Was anyone given the opportunity to obtain other estimates? or were they dissuaded from doing so by the representative of the contractor or the officer of the GHA suggesting that the grant would not be ready available or of lesser amount if they were not to use the GHA appointed contractor, or were simply told that they could not do so? Attention must be given to Mr Teaz article 23 may 2007 on the the costing of the work I have no doubt that that he is correct in that the costing has been greatly overpriced and retrospective estimates should be obtained,I have allready done some work in that respect.It is time for a concerted effort by one and all to bring the GHA to task and make them answerable to one and all.
