MULTI-million pound plans to transform a Glasgow canal side into a spectacular viewpoint over the city have been unveiled.

Three dramatic designs have been drawn up for the Balcony of the City in Speirs Wharf in the latest phase of major regeneration along the canal.

Project managers hope to create a £100million mixed residential, commercial and cultural development in the area high above the city.

The development will offer a range of modern flats as well as commercial, retail and leisure facilities with the existing Scottish Opera building and listed warehouses of Speirs Wharf at the heart of the site.

The plans have been put forward by Glasgow Canal Regeneration Partnership following consultation with the local community.

Three proposals have been posted on the GCRP's official website and residents and businesses are now being urged to provide feedback to shape the final design.

The plans include a traditional courtyard setting based on a tenement design and terraces positioned to maximise daylight.

A final design will be completed over coming weeks taking into account website responses and a public exhibition is planned for June.

The GCRP was set up in 2004 and is a partnership between Glasgow City Council and UK waterside regeneration specialists ISIS, supported by British Waterways Scotland.

Gary Watt, from ISIS Waterside Regeneration, said: "This is a hugely exciting and important phase in the Partnership's regeneration plans.

"We would urge everyone with an interest in the regeneration of Glasgow's canal corridor to take some time to consider all the options then tell us the aspects that they like or don't like in each.

"We are confident that by engaging with those who live and work alongside the canal we can create a truly first class waterside environment for the people of Glasgow and for those visiting the city.

"With its elevated position above Glasgow the site has the potential to become a Balcony for the City."

The masterplan proposals were created for the GCRP by a team made up by Make Architects, landscape designers Rankin Fraser and artists KOAN3.

The proposals for Speirs Locks are part of GCRP's 20-year vision to revitalise 1000 acres of the Glasgow part of the Forth & Clyde canal from Port Dundas to Maryhill.

Councillor George Ryan, Executive Member for Development and Regeneration at Glasgow City Council, said: "These new proposals offer exciting options for the potential transformation of Speirs Wharf into a mixed use development that could play a key role in the life of Glasgow and its economy."

Picture is awful cant see it.Saw plans before ,All very well But the Place is over run with junkies hanging around drinking etc.

Yes Jim I agree that the thumnails are poor, hence the buigger images in print form when you buy the paper itself.

The original plan here (which was rejected) featured a muilti storey block as well as a copper faced building of around 10 storeys facing Speirs Wharf.

The reason why the place is full of drunks and alkies as you say is because it is North Glasgow, anything over that side of the motorway was socially excluded for many years with the Round Toll, Keppochhill, parts of Queens Cross and Possil lying redundant for as much as 40 years, so what did they expect in return?

Of course, this could be a catalyst for spreading the development which is taking place around the canal, you never know, after 10 years, First may even put on a City Centre bound bus service that uses Keppochhill Road, but I doubt it!

My brothers family stopped walking along canal even at lunchtimes etc its too dodgy.Yes i hope it does turn the area around.Yes lots of Junkies has Drink probs Goes hand in hand.

I do believe this initiative is an attempt to convince the good citizens of North Glasgow that 'Heroin Chic' and 'Hash Brown' aren't just a pair of shady drug dealers fae the Milton...

I have walked regularly along the canal and have NEVER had any bother from anyone. Its a myth about alcoholics n drug users lining the canal!! Anytime I have seen anyone drinking - which does happen- I have had nothing but a cheery wave.
Some poeple just cant stand to even SEE poor people - we offend their sensibilities. Before you know it they will be 'regenerating' canl area and banning tracksuits and trainers!!
There is a wealth of widlfife - tufted duck, mallard,coot, greyheron,moorhen cormorant, mute swan and goosander along with deer and foxes to be seen along canal.This is why I walk there and I feel safer there than in city centre.
Having lived in Possil all my life I am all too familiar with the usual stereotyping of people - so lets hope 'regeneration' doesnt just mean'privatisation' to furtehr exclude us from enjoying our local wildlife.
(PS not too many puns in coming posts about wildlife and possil please, altho probably too much to ask)

Have just looked at the plans and all three design options will exclude and remove any view of glasgow for wlakers. Why do they need to build so high in front of canal? Could it be that they are privatising our panoramic view from the canal side? Also if I lived in spiers wharf flast I would not be very happy at all- only the top floors any chance of retaining thier view.

The plans don't look final. But anything that improves our city is surely for the greater good. In any development there are winners and loosers. I think in the whole this project will have many more winners. If there are junkies around this area then they will be polarised elsewhere. The users of the location will change. Their problem is a social one we need to sort not nessasarily geographical. Let Glasgow Flourish was a slogan we used to cherish. I hope we stand by this in the future.
