THIS is the £130million block to be built in the centre of Glasgow that will be one of the UK's most environmentally friendly office buildings.

National developer Castlemore Securities has been given permission for the 12-storey building in St Vincent Street.

The company says the 250,000sq ft development will set new standards for green' buildings.

Spokesman Nigel Crump said: "Green credentials are fundamental in any building, particularly a new one."

The office will have a special air conditioning system that emits 30% less carbon, uses 30% less energy and will be 30% cheaper to run.

But it will produce up to 50% more fresh air than traditional systems.

Mr Crump added: "We will probably also do things such as harvesting rain water for toilet flushing to ensure the building is energy efficient.

"We believe there is growing awareness among occupiers that they have to look at green credentials when they think of moving to a new place.

"This is a very prominent site for Glasgow and the building quality and accommodation will be world class. The building will also be a leader for its green credentials.

"It is designed to be attractive to local, national and global occupiers because we feel Glasgow is well set to advance in this market."

The company says the open plan design will allow the building to be used as a base for one or a number of firms.

The upper floors will include roof terraces and gardens giving panoramic views.

There will be a ground floor coffee shop and basement parking for 200 cars.

Work is expected to start next summer and be complete towards the end of 2011.

Castlemore is a private company with a £1billion programme of UK schemes under construction or with planning permission.

Anderston/City councillor Philip Braat said: "This development is a massive vote of confidence by the private sector in Glasgow and its growing economy."

Brad nice one man... no doubt once these spaces are not been fully used up they will of course go on sale or day to day use at a massive charge for the public... a joke!

I'm sure it will be a nice addition to the city skyline, but I worry that it will sit with a huge "To Let" sign for years beacuse there are no companies to occupy it!

I didn't know flushing the toilet used energy?

How will the national and global occupiers travel back and forth? On energy efficient planes that use rainwater for energy.

"There will be a ground floor coffee shop and basement parking for 200 cars."

No doubt the coffee is harvested in greenock and delivered by pony and trap & as for the underground car park, Brad said it all.

newman Scottish Water is teh largest energy customer of SciottishPower. How do you think all that water gets pumped filtered and treated by magic water fairies? therefore using less water means less energy.

Good to finally see an eco building in Glasgow shame about teh 200 cars it'll bring into the city

Meep... No hotel rooms in this building, it must be a good thing

I rather wish the posters would stop using the term "sex tourists". All tourists are not sex oriented. Some are there just to enjoy the natural beauty and majesty that is Scotland.Bad terminology, that.

Probably most aren't "sex oriented", celtic4. It's just a phrase (and idea) that one of fellow posters seems obsessed with, and which is now used light-heartedly by others.
