Restaurant bosses and a leading bookmaker are now set to create 25 jobs by launching outlets just days after the Evening Times revealed 300 jobs are on the cards further along the same street.
The changes will see city diners able to experience the taste of Mexico as a result of the investment in the hospitality sector.
The multi-million pound conversion of a former cash centre owned by the Royal Bank of Scotland will see the Pezzo restaurant chain open a Mexican eaterie, next to a new Betfred.
The new Chimichanga restaurant in West George Street will be only the third in Scotland.
The first was launched in Edinburgh while the Silverburn Shopping Centre was chosen for the first in Glasgow.
The new city centre eaterie will cost around £600,000 and create 20 jobs.
Chimichanga is known for its selection of burritos and fajitas as well as grills, tapas and salads.
Prezzo chief executive Jonathan Kaye said: "We are confident that it will appeal to a wide range of people and be a great addition to the city's dining out scene."
The restaurant will be in Dale House which was previously owned by the RBS.
Another new tenant will be Betfred which has a string of bookies in and around the city.
The bookmaker says it will invest £150,000 and generate five jobs.
A spokesman said: "That number could rise depending on the success of the business."
He added that renovation work on the building was ongoing and that it could be at least another year before new businesses were able to trade.
It had been initially thought that the building would be relaunched as a hotel when it went on the market four years ago.
Instead Dale House is expected to be marketed further as an office hub with commercial businesses at pavement level.
The boost comes after the Evening Times told earlier this week that an Edinburgh firm is spending £2.5m upgrading an empty four-storey block further along the same street.
Whiteburn Projects is transforming the former veterinary clinic into offices, which could potentially create 260 jobs.
Once completed, a new restaurant for up to 100 diners, is set to open on the ground floor, generating up to 40 jobs.
